Plans have been submitted to build 24 apartments close to a Derbyshire train station and an explosives firm.
The application, submitted by GTS Maintenance Services Ltd to Amber Valley Borough Council, would see the former Kitchen And Bathroom Company premises in Alfreton demolished.
If approved, two three-storey blocks containing 12 apartments each would be built on the corner of Salcombe Road and Mansfield Road.
The borough council will make a decision on the plans in the next few months.
GTS already has its base opposite the site in Salcombe Road, directly next to the train station.
Meanwhile, EPC-UK, a commercial explosives, drilling and blasting firm, also has its extensive complex close to the site, off Mansfield Road to the east.
Of the 24 two-bed apartments planned for the site, 21 would be market housing while three would be available for an affordable rent – with prices reduced by at least 20 per cent.
One block would run along Salcombe Road while the second would face Mansfield Road to “wrap” around the new roundabout junction.
A report submitted with the application says that there are “strong arguments” that the redevelopment of the brownfield site for housing is sustainable.
One car parking space would be allocated for each apartment, with the applicant saying that residents could make use of the adjacent train station for work and leisure.
The applicant wrote: “Given that the apartments are proposed to be two bed and the highly sustainable location, it is submitted that further car parking would not be necessary as the site will be attractive to commuters using the train and buses, together with the accessibility to the town centre making the site attractive to persons not reliant upon private motor cars.”
It says that the corner plot of land lends itself to buildings three storeys tall.
The applicant also says that the number of employment opportunities available on the surrounding industrial estates are a further bonus of the scheme.
It says that the site is on a main bus route, taking residents into Alfreton town centre – which they say is a “reasonable” walking and cycling distance.
Access to the main parking area would be through the current entrance off Salcombe Road while three parking spots will be accessed off Mansfield Road.
Each apartment would have a bathroom, kitchen and an open plan living room and dining area.
